    What sellers ask first

    What is your commission? +

    Our standard commission is 5% plus VAT (23%), paid by the seller upon completion. This is in line with the Algarve premium market. For properties above €1,5M, or for off-market discreet listings, terms are discussed individually.

    Do I have to sign an exclusive agreement? +

    No. We work with both exclusive and non-exclusive listings, but our preference is an exclusive mandate. It provides a clear sales strategy, consistent presentation and greater control throughout the sales process. In practice, this often results in a more efficient sale and a better outcome.

    What if my property doesn't sell? +

    You owe nothing. Our commission is paid only on completion of a successful sale. The marketing investment, photography, video, and listings are at our cost regardless of outcome. If after the mandate period the property has not sold, we sit down and review honestly — usually the issue is pricing, occasionally market conditions, rarely marketing. We will tell you which it is.

    How accurate are your valuations? +

    Our property valuations are based on historical sales data, current market conditions and local market knowledge. Following the visit, you will receive a written valuation report with a clear explanation of the property’s market value. The valuation is entirely without obligation and remains yours, whether you decide to sell your property or not.

    What taxes will I pay as a seller? +

    The main tax is capital gains (Mais-Valias) on the difference between purchase and sale price, adjusted for inflation and qualifying expenses. For Portuguese residents, 50% of the gain is taxable at progressive income tax rates. For non-residents, the rate is 28%, though this is being changed by recent rulings. There are exemptions for primary residences reinvested in another EU primary residence. We work with experienced tax advisors who run the numbers before you commit to selling.

     

    Can I sell without making the property publicly listed? +

    Yes. Discreet listings are roughly 38% of our completed transactions. The property is presented through our private buyer network only — no portal listings, no public photos, no addresses. This works particularly well for high-profile owners, properties priced above €3M, or sellers who want to test the market without going public.
